FAQ’s About Calgary Cleaning & Janitorial Services

Looking to hire a commercial cleaning and disinfecting services contractor? Maybe it’s your first time. Maybe it’s your 100th time because you just can’t find a cleaning company you’ve been happy with. Either way, here are some frequently asked questions about cleaning services that may help you get better value and results from your search.

Frequently Asked Questions – Hiring Calgary Janitorial Services and Covid-19 Cleaning Services

What do office and industrial cleaning services cost? The cost of cleaning services is primarily based on time to complete tasks. Cost/time will depend on the size of your space, the frequency of cleaning and the scope of work to be completed. A professional cleaning services company will calculate the time needed to complete the work based on industry standards, as well as supplies and equipment required to do that work. Keep in mind, the more detailed cleaning you want, the more it will cost. So decide what your cleaning priorities are before asking for a cleaning quote.

Why are some cleaning companies cheaper than others? As mentioned above, you generally get what you pay for in cleaning services. Some companies offer more comprehensive services and protection, and therefore may cost more. But, the extra cost may end up saving you, with features such as inspections programs, supply management services, an account rep, higher insurance coverage and safety accreditations. Be wary of bids that seem like a “really good deal” as these cleaning companies may not have adequate insurance, safety training, communication processes or staff pay. Another trick? These low bid companies sometimes start cheap and then raise your prices once they are in and they know you don’t want to have to go through the whole hiring exercise again.  Bottom line: decide what’s important to you when shopping for a cleaning services contractor so you know what you’re getting for your money.

Be wary of bids that seem like a “really good deal” as these janitorial services companies may not have adequate insurance, safety training, communication processes or staff pay.

How do I know what cleaning company to choose? There are so many! Do your research. Here is some criteria you may want to check:

Southland Leisure Floor Cleaning
  • type of work the company does; industrial, retail, offices, do they have a specialty?
  • cleaning services they offer; electrostatic disinfecting, floor finishing, carpet cleaning, ceiling cleaning – what will you need for your facility?
  • customer reviews of their work
  • how long have they been in business?
  • technology available for billing, inspections, scheduling, work requests – what do they offer that will will make managing the cleaning program easier for you
  • do they have adequate insurance, WCB and safety accreditations?
  • are they a local or national company, what suits your business best?
  • do they give back to the community, and if so, how?

What cleaning services are offered; Covid cleaning, floor finishing, carpet cleaning, ceiling cleaning – what will you need for your facility?

When requesting a cleaning quote, what should I ask for? Decide what is most important to you and what you are willing to pay for. For example, on-line billing and payments, a dedicated account rep, supplies management, on-line requests, etc.  If you can, include:

  •  the cleaning frequency
  • the depth of cleaning you want (basic, detailed, specific requests such as high dusting or cleaning up dishes)
  • specific priority areas, such as an owner’s office-
  • ask for company information such as their invoicing process and terms, issue reporting process, insurance/WCB, security checks and safety accreditations
  • ask if the company uses their own staff or sub-contracts the cleaning
  • share any good or bad experiences you’ve had with cleaners in the past

If you are unsure of what specific tasks you require for your cleaning program, a professional cleaning company will give you recommendations based on your space and your budget. And please, do not give a cleaning contractor your desired scope of work AND your desired budget. From experience, I can tell you the two rarely line up so pick one or the other as your priority.

Does it matter if a cleaning company uses cleaning sub-contractors rather than their own employees? Yes, it does matter! Ask the question to any cleaning company you are considering. Companies that use sub-contractors may simply farm out your job, keep some of the profit, and then pay another company to do it for them. It’s how some companies operate so they can get more business with less operating hassle. Unfortunately, this strategy does not benefit the customer.  By sub-contracting out the work, the company you hired has less control and accountability over the work being done. Also, you don’t know if the sub-contractor has the training, safety standards and overall care that a company using its own employees has.

Working with a Calgary cleaner you like and trust will make your cleaning services program much easier to manage.

Can I get a cleaning services quote emailed to me or does the company have to come see the space? It’s highly recommended that you ask a cleaning company to do a site assessment before submitting a quote. You will be able to get a customized cleaning program based on your specific needs, and more accurate pricing, by doing a walk-through with the bidders. And just as important, you will be able to get to know the company, their people and how they operate when meeting in person. Working with a cleaning company you like, trust and respect will make your cleaning program much easier to manage.

Do I have to provide the cleaning supplies and equipment? No, cleaning companies should be including the cleaning chemicals, small wares (such as mops) and equipment (such as vacuums, scrubbers) as part of their price.

Does a cleaning company buy our supplies like toilet paper and soap, or do I buy that myself? If you’d prefer to have a supplies management program, where the cleaning company buys those items for you, you can request that. There are numerous benefits to doing that: you should get better pricing as they buy these supplies on volume, and it takes the tracking, ordering and re-stocking of supplies off your plate so you can focus on other things.

Do I have to sign a contract? Most companies will ask you for a contract, which is fair as they are investing time and equipment into starting up your job. Most often, the contract will be 1 – 2 years (longer for larger contracts) and should include an out clause if you are not satisfied with the company’s performance.

What happens if I am not happy with the cleaning? As soon as an issue arises, notify your cleaning company representative. A company can not address and fix any issues if they do not know about it. Having said that, most companies should be doing regular inspections so they can catch issues before they get to you. Give the cleaning company a chance to fix the deficiency. Ask if there is a reason why the same problem keeps happening. Have a conversation about it.  After that, if issues remain then it’s time to look for a new service provider. Again, ensure you have a reasonable out-clause in your contract and use it if you need.

Managing your janitorial services does not have to be difficult and time consuming. With the right partner, it should be easy.

Cleaning services are an essential part of running a good business, not only for appearance but also for the health of your staff and customers. But managing your cleaning program does not have to be difficult and time consuming. With the right partner, it should be easy. Be clear on what you want and don’t want for your cleaning program. What you are willing to pay for. Do your research on potential companies and their work. If you choose a company you feel comfortable with, knowing they have the right people, practices and experience, the cleaning should take care of itself.

FAQ’s about Covid-19 Cleaning & Disinfecting Services

A year ago, the word disinfecting was not part of our daily vocabulary. And it’s a safe bet that basically no one knew what electrostatic disinfecting was. My, how things have changed. Today, the importance of effective cleaning and disinfecting to prevent and treat the spread of viruses is paramount.

Disinfecting Services in Calgary, Edmonton and Area – Key to Preventing the Spread of Infection

“Before this pandemic hit, it was a struggle getting people to understand the importance of disinfecting services as part of their cleaning program”, says John Kangles, President of EFS Clean. Now, people are getting it and electrostatic disinfecting is a core part of our business,” says Kangles.

Helping people with their cleaning and disinfecting needs on a daily basis, the team at EFS Clean has a list of FAQ’s (frequently asked questions) that should answer any questions you have about electrostatic disinfecting.

Disinfecting Services – Frequency Asked Questions:

What is your experience in electrostatic disinfecting? EFS Clean has been providing this service for years, long before COVID-19 emerged. We work with a clients including Westjet, Costco, Government offices, etc. in Calgary, Edmonton, Vancouver and Toronto.

Why is electrostatic better than other methods such as misting or fogging? Electrostatic technology is the newest innovation in disinfecting and superior because it completely wraps around any surface, providing 100% disinfecting coverage. The technology works like powder coat paint where the disinfectant particles are charged and then are attracted to the opposite charge on surfaces. The disadvantage to misting or fogging is the disinfectant solution is sprayed and simply falls wherever gravity pulls it down. So, it will not provide the same amount of coverage, especially the undersides of surfaces and inside crevices.

Is your disinfectant certified for Coronavirus? Yes, it is Health Canada approved for a kill claim for Coronavirus, Norovirus, cold/flu virus and more in 2 minutes or less.

Do you do disinfect homes? Yes, our service is for homes and businesses and will include all areas and all touch points; doors, handles, switches, furniture, computers, equipment, washrooms, kitchens, etc.

Can you disinfect vehicles? Absolutely. We have serviced semi trucks, delivery trucks, airplanes, busses and personal vehicles.

Can you disinfect a home for move-ins/move-outs? We sure can. We have worked with realtors and property managers disinfecting homes prior to prior to a new occupant move-in.

What is the price? It depends on square footage, if you are out-of-town, etc. Contact us for a quote.

Beware Cheap Disinfecting Services Prices

Why are some disinfecting services cheaper than others?  Ask what type of disinfecting they do; electrostatic, fogging, misting. Electrostatic is superior. If doing electrostatic, ask what type of sprayer they use. Cheap electrostatic sprayers are inconsistent in coverage, break down often and cost much less to purchase. We use the Clorox Total 360 systems which is the most advanced, effective sprayer on the market, is proven through robust Clorox testing and costs 10x more than the cheap sprayers some companies use.

Can the disinfectant be used on computer equipment? Certainly. The material viability testing has been done and can be provided upon request. The disinfectant can be used on papers, computers, monitors, phones, industrial machinery, etc. To be safe, if you have highly sensitive areas, such as I.T. rooms, we will typically recommend that you disinfect those areas yourself by hand.

What do I have to do to prepare for the disinfecting service? The technician will arrive at your scheduled time. Please leave open any cupboards, drawers, closets etc. that you would like sprayed. Remove or cover any food items that are in the spray area. Please relay any other instructions to our tech on site.

Do I have to leave when the spraying is being done? No, you don’t have to be out of your home of office space. You will be required to be in an area separate from the one being sprayed but you can re-enter the space soon after.

When can we re-enter an area after being sprayed?  The re-entry time is “zero”. This means,  once the disinfectant has dried (10-15 minutes) you can re-enter the area immediately as there is no lingering odors or affects.

Emergency Service for COVID-19 Positive Cases

Do you have offer service for a positive COVID case? Yes. We offer an emergency call-out service for an additional fee, to be on site within 12-24 hours (and often we can get there sooner than that).

Can you provide documentation that the service has been done? Yes, upon request, we will send you a certification letter of disinfecting including your business information and date of service.

Do you offer weekly service? Yes. If you are looking for on-going protection, we have daily/weekly disinfecting programs. You get preferred pricing, emergency-call-out priority and signage so staff and customers know your facility is regularly disinfected with electrostatic technology.

How do I pay for the service? You can pay the invoice on-line by credit card, be e-transfer or by cheque.

Disinfecting for Canadian Blood Services.

What kind of businesses should use electrostatic disinfecting? Any type of business will benefit from this service, from industrial to retail. As well as any type of organization, such as schools, churches. Anywhere people gather.

Does electrostatic disinfecting make sense for large industrial spaces? Absolutely. The Clorox Total 360 system we use is especially adept at doing large spaces, fast and efficiently. And it’s safe to use on machinery, tools, etc.

Transportation and Industrial Businesses Benefit with Uninterrupted Operations

What kind of businesses benefit from a weekly or monthly electrostatic disinfecting service? Essential businesses, such as trucking companies, that need to ensure they can keep operating a full capacity especially benefit from on-going disinfecting protection.

Do I need to clean an area before electrostatic disinfecting? Only if there is visible dirt or grease covering the surfaces to be disinfected.

How does electrostatic disinfecting work? The technology came from the auto painting industry. Similar to powder coat paint, the disinfectant particles are charged and adhere to the opposite charge on surfaces, providing for 360 degree wrap-around coverage.

How long does electrostatic disinfecting last? The disinfection lasts until the surface is touched again.

Can I be there during the disinfection spraying to give specific instructions? Yes. You can be in the building, even if there has been a positive case, wearing PPE and leaving the area when we spray. Or, you can provide instruction to us without entering the building. Whatever you are comfortable with.

What PPE do you wear during the disinfecting service? Our technicians wear masks and gloves. Because the disinfecting system is touchless, it is very safe.

Retail COVID-19 Cleaning and Disinfecting for Positive Cases – Increases Health & Safety

In addition to helping customers, staff now have to focus on on-going cleaning and disinfecting throughout the day, using disinfecting wipes on high-touch areas. But for next level disinfection to prevent the spread of COVID, or in response to a close-contact or positive test, an electrostatic disinfecting service is the most effective way to get a store back to a safe level.

COVID Disinfecting Services – Choosing Low Cost & Optics over Results Jeopardizes Safety

Like any disaster, there are always companies that appear from the woodwork claiming to be experts in hopes of making a quick buck. This pandemic is proving the same. Companies with zero or little previous history in disinfecting are suddenly claiming to be disinfecting experts and therefore risking the safety of facility occupants.

Choosing low cost over effective disinfecting will create unsafe conditions in the face of COVID-19 and other viruses.

Cheap equipment and lack of experience leads to inferior disinfecting and health risks.

When optics and low price become the priority, everyone’s safety is jeopardized. In order to save a buck, some companies are choosing less effective, unproven methods of disinfecting while continuing to promote the optics of safety to their staff and customers. This is especially worrisome to those that know the difference and are concerned for public health.

Buyers beware! When it comes to cleaning and disinfecting services, your environment may not be as safe as promised.

As a leader in electrostatic disinfecting services, the newest and most effective technology for full coverage disinfecting , we have the advantage of years of practice already behind us. When COVID-19 hit, we were able to help manufacturing facilities, schools, offices and airlines protect staff and customers with our knowledge of methods, chemicals and equipment. As the demand for disinfecting increased, companies that were never part of the disinfecting/cleaning industry suddenly appeared offering all kinds of disinfecting services.

The problem with these late bloomers coming on the scene is that they typically lack the knowledge and expertise to provide the right chemical and delivery method to provide the protection that facilities so badly need at this time.

Inexperience and low quality disinfecting puts everyone at risk.

For example;

  1. Low quality equipment leads to bad results. Inferior equipment, often manufactured in questionable countries by questionable manufacturers do not delivery effective disinfecting. A pump sprayer may be adequate to disinfect a golf cart, but it is not good enough to disinfect an office, school or airplane as they do not provide 100% wrap-around disinfecting coverage.
  2. The wrong chemical can be harmful. Inexperienced service providers may not know that some disinfecting chemicals can have harmful affects when using certain delivery systems. Also, some disinfectants have been tested to ensure safe application on a variety of surfaces, while others have not. Again, only expert service providers will know the proper chemicals to recommend.
  3. Not understanding the combination of disinfectant and delivery system can reduce efficacy. Can your service provider tell you the efficacy of their disinfecting based on the chemical coming out of the equipment? If not, find someone who can because it will determine the quality and efficacy of the disinfecting you are paying for.
  4. Spraying, fogging and electrostatic disinfecting are all different and you should know why. These different deliver methods have different results. Make sure you’re working with a disinfecting company that understands the difference and can make recommendations based on tested results. (For information on these differnt methods, check out this blog.)

Experienced cleaning and disinfecting companies can save businesses from illness and unnecessary costs.

Electrostatic technology delivers proven disinfecting and protection.

More than any time before, your business relies on cleaning and disinfecting professionals to protect customers and staff from the threat of viruses. An expert cleaning and disinfecting program will also help reduce illness and absenteeism and increase your bottom line. So don’t trust this important service to the fakers and fly-by-nighters. Choose a trusted service provider and you, your people and your business will be much healthier for it.

Covid Cleaning & Disinfecting for Opening Business

This pandemic has rocked all of our worlds. And will continue to for some time yet. But, there’s a small ray of light as we start slowly making our way back to some measure of normalcy by re-opening our businesses and our economies. Now the question is; how do you get back to business while still protecting your people?

Balancing business and safety, for now and for the future.

There are going to be a number of precautions taken as part of this new world. This is going to include the continuation of current practices as well as new ones including:

  • social distancing in stores
  • reduced capacity in restaurants
  • split shifts for workers
  • working from home
  • regular testing for temperature and illness
  • more diligent cleaning and disinfecting in facilities

Enhanced cleaning, including professional disinfecting for infection prevention, is going to be the new norm.

Take these steps to ensure your cleaning programs are effective and can provide the safety and protection your people deserve:

#1: No longer will basic “appearance” cleaning be acceptable. Business owners and managers much now have a broader view of how to best protect building occupants through cleaning and disinfecting. And hang on to your boots . . . this may mean spending more to get a better quality cleaning program. Moving forward, budgeting for cleaning that only does that does the bare minimum will be hazardous.

EFS Clean electrostatic disinfecting services. Kills Coronavirus in 2 minutes or less.

#2: Disinfecting services will be the new norm. The old spray/wipe method will not cut it for many businesses, particularly for high traffic facilities such as arenas, recreations centres and gyms, and for buildings hosting compromised patrons, such as nursing homes. Innovative methods, such as electrostatic disinfecting which provides 100% wrap-around coverage of touch surfaces, is going to be the gold standard in infection prevention and control.

#3: Seek out cleaning and disinfecting professionals. As with any crisis, there is always a flood of fly-by-night companies that start offering in-demand services. This is already happening in the specialized disinfecting arena. Suddenly, everyone is claiming to offer disinfecting. Do your homework. Ensure any company you consider hiring has expertise and credentials in the cleaning and disinfecting field. Ask about their methods, their experience, the type of delivery system and chemicals being used.

COVID-19 has brought many issues to light, one of them being the value that cleaning companies and janitorial services provide.

“It is one bright spot—cleaning is getting a much broader awareness and respect,” says Matt Vonachen, director with the ISSA (worldwide cleaning industry association) board of directors . “The community is going to understand the importance of cleaning and how cleaning is tied to healthy people.”

Electrostatic Disinfecting versus Fogging for COVID. What’s the Difference?

The importance of disinfecting as part of infection prevention and cleaning protocols has been a hard sell . . . until now! With the threat of Coronavirus, everyone is researching disinfecting and sanitizing in hopes of ridding their environments of this dreaded virus.

Do Your Homework Before You Hire a Disinfecting Service for COVID Prevention

Before you hire a company to provide a disinfecting service for Coronavirus, do your homework to ensure you are getting the most effective method, the proven kill claims and a fair price. (We’ve been hearing on the street that there are disinfecting companies in Calgary currently charging 10 times what we are, which we believe is gouging, unethical but unfortunately during a crisis, not surprising.)

Helpful Disinfection Facts:

What is the difference between cleaning, sanitizing and disinfecting?

Cleaning is the removal of debris such as organic and inorganic material (often called “soil”) from objects and surfaces. Sanitizing is the reduction, not killing, of organisms on a surface. Disinfecting will “kill” the microscopic organisms on a surface .

What is the difference between misting, fogging, spray/wipe and electrostatic disinfecting?

Misters and fogging systems deliver very small droplets that passively deposit on surfaces based on the direction of spray and the effect of gravity, which may result in uneven coverage. Spray/wipe methods are also time consuming, labour intensive and provide the least consistent coverage. Electrostatic delivers charged droplets that are actively attracted to surfaces, including the back sides and crevices of surfaces regardless of the direction of spray for complete wrap-around disinfection coverage.

Does EFS Clean’s electrostatic disinfecting service kill Coronavirus?

Yes! Our Clorox electrostatic disinfecting service kills 99.9% of bacteria in 5 seconds and is Health Canada registered to kill 44 organisms including Coronavirus, MRSA, Norovirus and cold/flu viruses in 2 minutes or less.

What types of areas can this electrostatic disinfecting service be used in?

EFS Clean is currently using this system to service a variety of environments including; office spaces, schools, labs, manufacturing plants and more. The disinfecting products are safe for use on a wide range of both porous and non-porous surfaces.

How long is the wait time to re-enter a space after the electrostatic disinfecting service?

Bystanders can enter the room immediately after product has been applied.  The zero re-entry time was determined following testing with the Clorox® Total360® System.  Immediately after use, the levels of products in the air were measured and found to be below acceptable limits.

Please do your research and contact us if you’d like more information on cleaning and disinfecting for the health and safety of your staff and customers.
