COVID Disinfecting Services – Choosing Low Cost & Optics over Results Jeopardizes Safety

Like any disaster, there are always companies that appear from the woodwork claiming to be experts in hopes of making a quick buck. This pandemic is proving the same. Companies with zero or little previous history in disinfecting are suddenly claiming to be disinfecting experts and therefore risking the safety of facility occupants.

Choosing low cost over effective disinfecting will create unsafe conditions in the face of COVID-19 and other viruses.

Cheap equipment and lack of experience leads to inferior disinfecting and health risks.

When optics and low price become the priority, everyone’s safety is jeopardized. In order to save a buck, some companies are choosing less effective, unproven methods of disinfecting while continuing to promote the optics of safety to their staff and customers. This is especially worrisome to those that know the difference and are concerned for public health.

Buyers beware! When it comes to cleaning and disinfecting services, your environment may not be as safe as promised.

As a leader in electrostatic disinfecting services, the newest and most effective technology for full coverage disinfecting , we have the advantage of years of practice already behind us. When COVID-19 hit, we were able to help manufacturing facilities, schools, offices and airlines protect staff and customers with our knowledge of methods, chemicals and equipment. As the demand for disinfecting increased, companies that were never part of the disinfecting/cleaning industry suddenly appeared offering all kinds of disinfecting services.

The problem with these late bloomers coming on the scene is that they typically lack the knowledge and expertise to provide the right chemical and delivery method to provide the protection that facilities so badly need at this time.

Inexperience and low quality disinfecting puts everyone at risk.

For example;

  1. Low quality equipment leads to bad results. Inferior equipment, often manufactured in questionable countries by questionable manufacturers do not delivery effective disinfecting. A pump sprayer may be adequate to disinfect a golf cart, but it is not good enough to disinfect an office, school or airplane as they do not provide 100% wrap-around disinfecting coverage.
  2. The wrong chemical can be harmful. Inexperienced service providers may not know that some disinfecting chemicals can have harmful affects when using certain delivery systems. Also, some disinfectants have been tested to ensure safe application on a variety of surfaces, while others have not. Again, only expert service providers will know the proper chemicals to recommend.
  3. Not understanding the combination of disinfectant and delivery system can reduce efficacy. Can your service provider tell you the efficacy of their disinfecting based on the chemical coming out of the equipment? If not, find someone who can because it will determine the quality and efficacy of the disinfecting you are paying for.
  4. Spraying, fogging and electrostatic disinfecting are all different and you should know why. These different deliver methods have different results. Make sure you’re working with a disinfecting company that understands the difference and can make recommendations based on tested results. (For information on these differnt methods, check out this blog.)

5 Easy Practices for Infection Control in Your Workplace

Do you have a plan to protect your staff, customers and building occupants from the spread of illness? Healthy workers and customers means a healthier bottom line to your business.  And prevention of illness is key to that.

For example, a thoroughly cleaned and disinfected facility means improved profitability through:

  • 80% reduced probability of catching a cold or flu
  • 62% reduction in contaminated surfaces
  • 46% reduction in absenteeism

Do This to Stay Healthy

Hand Washing – One of the simplest and most important methods to prevent the spread of illness. Wash hands often, especially when you are around sick people or are in populated spaces such as schools, healthcare facilities, etc. Wash hands with soap and water, scrubbing for at least 20 seconds. Alcohol gel can also be used to decontaminate hands.

Keep Tissues on Hand

Cover your Mouth and Nose – Germs from a cough or sneeze can travel up to three feet! Use a tissue and then wash your hands after sneezing or coughing. No tissue? Cough or sneeze into the bend of your elbow, rather than into your hands. If you use your hands (old habits die hard), wash them immediately.

Get Vaccinated – Please protect yourself and those around you by getting vaccinated!

Stay Home – If you are sick, stay home to keep from spreading it to others. I know it’s hard to believe, but the office will survive a day or two without you.

Office Cleaning Services Detail Work Will Pay for Itself.

Check Your Office Cleaning Services – Talk to your office cleaning company to ensure they are using certified disinfectants on high-touch areas such as light switches, door handles, keyboards, etc. You may have to pay slightly more for this detail work but it will save you money with increased productivity and decreased absenteeism.

Solutions for Challenges Faced by Calgary Property Managers

Being a property manager is not for the faint of heart.  A survey by property management company Unicom uncovered the top challenges that property managers face, including finding quality staff, and growing revenues. No easy answers there. But, there are a few solutions for some of the other common issues plaguing property managers in Calgary. Let’s look at them . . . you’re blood pressure will thank you.

Challenge: Unexpected Building Maintenance and Damage

Solution: Pre-Scheduled Office Cleaning Services Project Work

Ratty carpets, slippery floors, dirty washrooms, soiled ceilings. When cleaning and maintenance is neglected, building assets will not only look bad but will start wearing out and causing potential safety hazards. Start by ensuring you have a Calgary commercial cleaning company that can do specialized project work. Then, build a schedule of asset cleaning into your cleaning services program. Not only will it add life to these assets, but your building will look better to tenants, and you’ll save money on replacements costs.

For example, ceiling cleaning services in Calgary (yes, offered by EFS Clean) cost about 75% less than replacing ceiling tiles, keeping tiles out of the landfill. Ceiling cleaning is done in place, during closed hours so there is no down-time to operations as there would be for ceiling replacement. Offices look cleaner, brighter and air quality is improved. Tell me your tenants wouldn’t love that!

Challenge: Time Management

Solution: Quality Assured Cleaning Services

Office cleaning services are now managed and tracked digitally, using innovative quality assurance technology and apps. This allows property managers to communicate quickly with their commercial cleaning company, and the cleaning teams to respond quickly to issues. This Q.A. technology also allows Calgary commercial cleaning companies to inspect the cleaning performance in their buildings and get in front of any issues. All of this quality assurance frees up property managers from tracking down cleaners, waiting for responses and dealing with tenant complaints. Your time can be spent on doing your job, not the cleaning company’s job. Makes sense, doesn’t it?

Challenge: Lowering Operating Costs

Solution: Customized Cleaning Services Programs For Better Value

Lowering costs is an on-going goal for most companies. This is especially true in markets like Calgary where vacancy rates have increased, putting more pressure on property management companies. Now, a word of warning; getting the lowest cost cleaning services typically ends up costing you more. But, you can lower costs and get better value with a more efficient cleaning program that puts more focus on your high-priority areas and tasks, and saves time/money on other areas. As earlier mentioned, scheduling project work will also lower costs and give you a better return on investment on building assets.

Business today is all about being smarter and more efficient with time and money. It’s not always easy to do but one area you can practice this approach is with commercial cleaning services. Talk to a reputable cleaning services company in Calgary and ask them for solutions to your property management challenges. It will pay off!

Do-It-Yourself Cleaning in Restaurants Pose Health & Safety Risks

We were recently having a staff meeting at a well established restaurant in Calgary when we saw something we never like to see. With our table in direct view of the kitchen, we saw a staff member precariously perched on a ladder, rag in one hand and spray bottle in the other, trying to clean the kitchen ceilings (to no avail). Lucky for that restaurant manager, I do no work for Occupational Health and Safety as the placement of that ladder and the positioning of that staff member on it would have violated many safety codes! No only was there a risk of falling but who knows what the solution was being used to attempt the cleaning of that ceiling.

More often than not, I hear of people using a bleach mixture or some other toxic mix that not only fails in the cleaning but presents a health risk to staff. As referenced on the Educating Wellness website, “Chlorine Bleach is a strong corrosive material.  It will irritate the eyes, skin and the respiratory tract by merely inhaling the gasses.  The dangers of bleach are even greater when mixing it with other cleaners.  When this happens a poisonous gas is released that can cause bloody noses, neurological disorders, headaches and even death.”  The use of bleach in a work setting requires use of a mask and gloves as protection. If this staff member was using a corrosive product while wearing no protective gear, he would be posing a health risk to not only himself but to other staff and customers.

Of course, we had to speak to the manager directly. As we are in the cleaning business, and have a ceiling cleaning service, it was pointed out to the manager that we have the process and product solutions (approved for kitchens by the Canadian Food Inspection Agency, by the way) to safely and effectively clean those darkened, grease-laden ceilings. By allowing our professionals to do the ceiling cleaning for them, that restaurant manager removes the risk to staff and customers and is guaranteed a bright, clean kitchen for a minimal investment. Sounds like a no brainer, don’t you think?

Post-Construction Cleaning – Know This Floor Care Question

We recently visited a construction site of a large retail building to consult on the post-construction cleaning needs. Most of the project was typical post-construction cleaning but then we started asking questions about the floor. An interesting discussion with the project manager and site superintendent for the building ensued. What soon came to light was the fact that the construction managers simply didn’t know what was required for the care of their client’s shiny new floors. By not being able to answer one important question, this construction company could have failed their client by providing a faulty floor surface.

The all important question when doing post-construction floor care is:

What is the floor care program the building owner/client will be using? In other words, how does the client plan on cleaning and maintaining their floors?

In our case, the construction managers did not know what their client’s floor care program was so we took it upon ourselves to get this information for them. Good thing we did! Had we provided the wax finish based on the specs initially given to us by the site superintendent, it would have been disastrous.

What we had to point out to them was the following:

  • Through our research, we learned their client was using an ultra high speed floor care program.
  • An ultra high-speed floor care program requires specific wax and application, ie. number of coats.
  • Had the wrong wax been used without the appropriate number of coats, it could result in the entire floor surface having to be re-finished. Not an easy task once a retail store is open for business. And not a cost a customer wants to incur right after construction has been completed.

At the end of the day, the construction company would be held responsible for such an oversight which could cost them any future business with the client, if not more.

When looking for post-construction cleaning that includes floor care, ensure you know what your client’s maintenance program is. Then, hire a cleaning company that has the knowledge and expertise to ensure the floor is properly finished and that can help make your project a success.

How to Properly Apply Ice Melt in Winter

Winter brings it’s usual challenges of extra layers of clothing and unpredictable driving conditions. And for those of us who are building service contractors (otherwise known as professional cleaners), it also means five months of cleaning buildings that are extra messy.

Cleaning up wet, muddy floors is a given. But to add “salt” to the wound (excuse the pun), we are often faced with extra clean-up due to misuse of ice melt. With of the huge liabilities that businesses face with slip-and-fall injuries, there is no doubt ice melt is a must have when the snow falls. What many people don’t’ realize is there is some knowledge required to using this product properly.

We got a call from one of our clients who noticed a white chalky residue left on their floors. Of course, the floors had been properly cleaned the night before but when daylight came the residue was noticeable. It didn’t take long to discover that around their building was an excess of ice melt on the sidewalks and around the doors.

The easy solution to the floor surfaces inside the building was to use a neutralizer.  It’s acidity has a chemical reaction to the salt residue and then this reaction turns the alkaline nature of the ice melt to a neutral pH. The result is that the residue will then have the same basic neutral pH state as faucet water and therefore becomes as easy to wipe up as water.

We then recommended to our client that less ice melt be used. Not only will this help with less of the product tracking into the building and causing havoc with the floors, it will also help prevent excess de-icer eating away at the metal trim on their building’s exterior. In addition, we mentioned that good quality tracking mats inside and outside the doors will help keep the ice melt outside, where it belongs.

The best way to ensure your de-icing efforts are doing more good than harm?  Do your research to find the right kind of ice melt and then make sure you are using the right amount. A simple solution to a common problem.
